How to find out the correct torsion spring for your door?

Well, there are three ways to do that. The first and most common way is to copy the existing torsion springs. Three measurements are required - measure the spring wire size, inside diameter, and length of the spring. Second – if you know the size of the door and model, we can find the exact weight of the door from the manufacturer and make custom torsion springs for your door’s specific weight and application. The third and the least common way is to weigh a door with a scale. And because commercial garage doors can be extremely heavy, this method is almost never used.

Whether a repair or replacement is required will depend on the kind of damage found on the commercial garage door rails. The bent portions of the tracks could be straightened if they are only slightly damaged or bent. When the track is severely damaged, it may be cheaper to replace it with a new one.

Commercial garage door track consists of two major components: horizontal, and vertical. Horizontal track is by far the most important component in garage door systems for safety reasons since it supports the whole weight of the commercial overhead door. Horizontal garage door track support bracket mounting points must be inspected at least once a year. Keep in mind that small issues can escalate into bigger problems that impact the garage door system as a whole. For the door to open and close properly, the rails must be in top shape.  Properly aligned vertical track ensures smooth garage door operation as well as gap control between the frame and overhead door.

As all metal parts with enough moisture, garage door rollers and hinges may quickly become rusted if not properly and timely maintained. Spray silicon lubricant on each hinge, roller stem, and bearings at least twice a year. If no proper garage door lubricant is available, WD-40 can be used, but maintenance intervals are shorter. WD-40 is good for preventing rust, but not good as a lubricant as it dries out quickly.

Ideal, but time-consuming maintenance is to grease every single hinge and roller. Take a hinge and roller out, and apply a light coat of grease on each roller stem and bearings. This process takes 2-3 hours on a commercial overhead door, but it is well worth it. A garage door will run very smooth and quiet.

WARNING: Never attempt to take the bottom roller with the bracket out, especially when the door is in a down position. The cable under tension is attached to the bottom bracket. Removing the bottom bracket can cause serious injury.

T-channel aluminum or PVC retainer with U-shape rubber is most commonly used on commercial overhead doors. It can be flat or L-shaped.

U-shaped commercial garage door bottom seals come in different sizes. 3” is a standard. 4” and 5” thick rubber commonly used on garage doors with non-level or uneven concrete floors.

 

Perimeter seals are installed from outside around the garage door perimeter to seal the gaps between the garage door and the frame. Vinyl weatherstripping is mostly used on residential garage doors. On commercial doors most commonly used are metal strips with rubber seals, as they are more durable. A perimeter seal is a great solution to prevent air leaks and keep out dust and debris.
