TWO TYPES OF RESIDENTIAL GARAGE DOOR OPENERS

WALL MOUNTED OR SIDE MOUNT GARAGE DOOR OPENER

This type of motor connects directly to the shaft or torsion bar and to install it, you have to have at least couple feet of wall space available from left or right side of your garage door. There are few reasons when people prefer wall mounted garage door opener compared to ceiling mounted: 1) Better esthetical view 2) When ceiling mount is not an option, 3) Quite operation The main disadvantage of this type of opener is that it doesn't have a built in light, that comes standard in most of ceiling mounted openers and it can be used as a main source of lighting for the whole garage area, however most manufacturers include separate light fixture, that can be mounted on a wall.

CEILING MOUNTED GARAGE DOOR OPENERS

Ceiling mounted opener is a most common type of garage door openers and is definitely a cheaper solution compared to the wall mounted one, it also has a wider range of models and options available on the market.

Its main disadvantage is that it limits the full use of your garages head room. This unit gets installed about a foot higher then the height of your garage door. So lets say the height of your garage ceiling is 10ft and the door is 7ft high, in this case you would loose at least 3ft of overhead room. It might be ok for residential use, but will play a big role on commercial applications. That is the main reason commercial bay and warehouse owners prefer wall mounted units instead.

BELT DRIVE VS CHAIN DRIVE GARAGE DOOR OPENERS

MECHANICS & OPERATION

The function of the belt or chain is to transfer force from motor sprocket into a directional movement for the trolley that is attached to the garage door by J-arm. Belt drive requires less whereas chain drive would need chain to be constantly lubricated and since chain stretches over time, it would need tension readjusted over certain period of time

GARAGE DOOR OPENER PRICE

For the same functionality and same manufacturer you would expect to pay at least $100 extra for the belt drive opener compared to the chain drive. There are not too many reasons for that. Chain drive is older technology and belt drive relatively new. Cost of production I would guess is pretty similar.

NOISE

If price is not a gamechanger, than noise level would definitely be a number one factor in dilemma between two. Might be ok for detached garage or shop overhead door, but if you have an attached garage and especially with a bedroom on top, then definitely belt drive would be a better choice even though it cost a bit extra.

REASONS TO REPLACE YOUR OLD GARAGE DOOR OPENER

AGE OF MOTOR

Motor is malfunctioning too often. Parts are worn and torn and may need a lot of replacement and repairs over short period of time, that may cost way more than buying a new opener

SECURITY

Older models of openers are very vulnerable to hacking. Garage door openers with a fixed or static code can be easily opened for the person who knows what is doing and with relatively inexpensive equipment. Most of the newer models are using a rolling code encryption, which is almost impossible to hack and that is huge improvement in terms of safety and security of your garage door.

GARAGE DOOR OPENER MOTOR IS TOO NOISY

When motor is too noisy there could be few reasons. Number one and most common reason for homeowners to replace their opener is a loud chain drive operation. Alternative is a belt drive motor system. Second most common reason is when the scratching noise is coming from the motor itself. I you see the shavings of  the white plastic on the motor or underneath that could be a very obvious sign that your motor sprockets will need a replacement very soon. And because a sprocket and gear replacement kit with technician's installation labor cost could close to the cost of new motor’s price, lots of homeowners prefer to purchase a new motor instead.

LACK OF USEFUL FEATURES

Features like security camera, built-in Wi-fi and integrated LED lighting especially the ability to control everything from your smartphone could be a key aspect to consider replacing your garage door opener to a new fancy one.

HOW TO CHOOSE A GARAGE DOOR OPENER

WALL MOUNTED OR CEILING MOUNTED GARAGE DOOR OPENER

Both offer a great convenience in operation and are safe to use. However ceiling mounted garage door openers are the most popular across Canada and US. Main difference is that ceiling mounted openers operate garage door by pulling or pushing with trolley attached to belt or chain drive mechanism and wall mounted operates through the torque transferred to the shaft. Wall mounted units are better option when garage has irregular shape ceiling or high ceiling.

MOTOR POWER RATING

Each motor has manufacturers specified lifting power and is rated for specific number of cycles.

TYPE OF DRIVE

Belt drive operated garage door opener or chain drive operated. Belt drive opener is definitely a better option for quite operation but it is also more expensive.

FEATURES AND SMARTHOME INTEGRATION

Very cool feature most of the manufacturers implementing now is a built-in Wi-Fi, which allows you to control your garage door from a smart phone. For Liftmaster and Chamberlain is a MyQ app and for Genie openers is Aladdin connect.

TYPE OF LIGHTING

One aspect to consider when choosing garage door openers is lighting. The spot where your opener gets installed most of the time is the perfect spot where you would install your garage lighting, so it make sense to combine these two. Most of the older openers and newer budget models come with old fashion incandescent bulb technology. Of course you could upgrade with LED bulb but this will cost you almost as much as to get a new fancy looking opener with integrated LED lighting

POWER SOURCE BACKUP

Very important feature to consider when choosing garage door opener is a built-in backup battery. In case of a power outage this feature becomes very helpful. Definitely from inside you could use a manual release, but you won’t be able to open garage door from outside.

ACCESSORIES AND QUALITY OF ACCESSORIES THAT COMES IN PACKAGEA

When buying a garage door opener you should pay attention to accessories that come in the package. Standard set of accessories would include: remote control, wireless keypad, set of safety sensors, wall control unit and hardware with instruction for installation. Keep in mind that most of the time only one remote comes in the package. If you have two cars or two or more users, you should order or ask your installation technician to supply you with another one.

BRAND

Most popular brands known for their quality are: Chamberlain or Liftmaster and Genie.

WARRANTY

Warranty is another important aspect you should look at when choosing an opener. Most of the quality openers will last for at least 10-15 years if properly utilized and within limits, but there is always a chance for manufacturing mistakes.

ACCESS TO REPLACEMENT PARTS

When choosing an opener consider access to replacement parts if needed in future. Brands like Liftmaster, Chamberlain and Genie have been on the market for a long time and you can easily access parts even for older models. With other less popular brands you might run in to the problem where instead of spending 50$ on the parts you might need a new motor, because company is no longer in business.
